After defining a suitable retrofit solution, the retrofitting get into the process of deployment on the site. It is always convenient to develop a plan for different actuations needed over the current structure and equipment.
Steps to be followed are: - Retrofitting execution:

- Monitoring and evaluation - Awareness

Specific design. The implementation of the selected retrofitting solution on the target building requires the design of the solution arranged for the building, considering the specifications of the current building and its use.

Permits and authorization. Permits and authorizations need to be requested in order to perform the needed retrofitting and installation of corresponding equipment, such as solar photovoltaic panel and injection of the electricity to the grid.

Project management. The management of the retrofitting project should comprise at least an initial establishment of the integrated project management, timing planning for the execution of the actions, areas and resources.

Electrical base installation. It refers to the installation or reconditioning of the current electrical base installation, which is usually one of the first physical actuations on the real existing installations.

Installation of monitoring system. Monitoring system may be needed to assess the pre-retrofitting performance of the building and pre-modeling of the current building. After this first pre-retrofit monitoring activities and retrofitting of the building, it may appear the need of upgrade or redesign of the monitoring system, which will be held in a second phase in order to monitor properly all the desired data after the retrofitting actuations.

Loads reduction. Actions could be performed in order to reduce the thermal and electrical loads of the building:

  • Installation of daylighting.
  • Installation of lighting.
  • Installation of external insulation.

Installation of RES. After the execution of the retrofitting actions aiming to reduce the thermal loads, the real new energy demand can be assessed to further study the dimensioning of renewable energy system if needed, which is considered in design phase aiming to partially or completely cover the energy demand.

Installation of HVAC. It refers to the deployment of the selected new HVAC system in the target building. In parallel with the previous step, new HVAC equipment/solutions can be further analyzed, refined or re-dimensioned if necessary (after the assessment of the building new energy demand) in order to satisfy the thermal needs.

Installation of BMS. The implementation of a building management system allows for receiving the monitored data from the sensor network (Appendix 18. Sensor network), evaluating all the variables and forming strategies that fulfil the thermostat settings with the minimum cost/impact. In this way, the system can perform an optimization calculation and execute the corresponding control. As result, the system could exploit the renewable energy and the inertia of the building which serves as a large thermal storage as much as possible, reduce the cost by load shifting and switch on the heating or cooling system more accurately in terms of time and temperature within an acceptable range and comfort level.

Modification of service contracts. Energy efficiency oriented retrofitting will result in a significant reduction of the building’s primary energy consumption. The decrease is different for each feed material and energy flows in terms of volume. As one of the main goals of the retrofitting, thanks to loads reduction, energy efficiency improvement and electricity generation from renewable energy, the electricity demanded from the grid and fuel will be reduced. For that reason, the current contracts shall be reviewed. The review should cover fixed annual quota, and the unit price, and even new contract for injecting electricity generated by RES. The retrofitting actions may significantly change the bargaining power against energy suppliers, resulting in better contract terms.

Monitoring. The monitoring process follows a step-by-step approach, starting with a detailed technical design of how and where to locate the meters and sensors at each site. The monitoring must comprise the energy consumption and the indoor and outdoor environment, and must be executed and the results reported regularly.

A detailed monitoring and metering of energy consumption and indoor environment must be executed in order to verify the final performance of the renovation inside the building. The monitoring work is oriented to the evaluation of several indicators, such as the Indoor Air Quality (air temperature, relative humidity, main pollutants) together with the operation performance and energy consumption of lighting system, HVAC and RES systems. The monitoring is performed to assess the performance of the building.

Awareness.The sole implementation of the improvements over the buildings elements and equipment can result useless without a proper operation of them. Therefore it is important to get the awareness of the end-user and to train building owners, building occupants and facility managers in order to achieve the optimal operation and use of the equipment and building elements.
